Buying a villa in Kedungu
Choosing a home becomes easier when you can see how the purchase would work for you: which villa suits your plans, what the price includes and how the steps towards handover fit together.
At Four Palms, you can explore those questions with the people handling the project. Our team can help you compare the homes, explain the proposed purchase process and coordinate the information you and your advisers need.

This guide introduces the decisions along the way, from your first enquiry to preparing for your home.
Find the layout that suits your life
Start by telling us how you expect to use the villa. You may be planning a longer move, regular stays in Bali or a home where friends and family can visit.
Each Four Palms villa has two ensuite bedrooms upstairs, with the kitchen and living area connected to the courtyard and private pool below. Villas 1 and 2 offer larger building and land areas, while Villas 3 and 4 have more compact layouts.
We can take you through the floor plans and positions within the development, helping you compare the spaces that matter to you. If rental use is part of your plans, mention it early so the relevant lease and operating questions can be included in the purchase review.
Understand the full cost of your purchase
A useful comparison starts with what each price includes. Furnished homes can come with different appliances, equipment and finishes, so review the itemised specification alongside the asking price.
Organise your budget around three parts:
| The purchase | The agreed price, furnishing package and payment schedule. |
|---|---|
| Additional costs | Any taxes, professional fees, connections or setup expenses payable separately. |
| Ongoing ownership and use | Maintenance, utilities, insurance and any management services you choose. |
For a home under construction, allow for the period before it is ready and approved for your intended use. Four Palms offers staged payments, with a separate three-year option for Villas 1 and 2. Compare the total payable under each option, the amount needed at signing and the dates of later instalments. The team can provide the schedules for your chosen villa.
Explore the homes with the plans beside you
A viewing gives you time to understand the layout beyond its measurements. Walk between the kitchen, living space and pool, look at the bedrooms and consider how you would use each area.
Our team can arrange access to the available villas and take you through their differences. During the visit, we can relate the work on site to the floor plans and specification, explaining what is included in the proposed finished home.
Notice the details that matter to your everyday comfort: privacy between rooms, storage, the stairs, daylight and the relationship with neighbouring properties. If two villas interest you, let us know so we can arrange to compare them during your visit.
Get to know the setting
Four Palms is on Jalan Yudistira in Bengkel, within the wider Kedungu area of Tabanan. The team can share the project pin and meeting point before you come.
Leave time to explore the surroundings and try the journeys you expect to make regularly. Tell us which destinations matter to you so they can form part of the location discussion. School, work and shopping routes are best assessed at the times you would normally travel.
If you are outside Bali, we can share the available plans and dated project photographs, and discuss the viewing options before you arrange a trip.
Know what you are buying
Four Palms is offered on a leasehold basis until August 2058. Your purchase documents should identify the villa and plot, the rights you receive and the conditions attached to using or transferring those rights.
Consider the lease term against how long you expect to keep the home. If an extension is important to your plans, have the arrangement with the landowner explained before committing, including its timing, price mechanism and conditions.
Make the document review part of the purchase
An independent review helps you understand whether the proposed terms support your plans for the property.
The Four Palms team can coordinate requests for the available land and lease information, villa plans, specification and draft purchase agreements. Your advisers can then assess the transaction and identify any further documents or clarification needed.
Before reserving, agree which documents will be supplied, when they will be available and how much time you have to review them. Include a separate technical inspection where appropriate; reviewing the agreements and inspecting the building answer different questions.
Understand your commitment at each payment
A holding deposit reserves a villa under agreed conditions. Before paying, you should know how long the reservation lasts, whether the deposit forms part of the purchase price and what happens if the review raises a problem or the final terms cannot be agreed.
Refund conditions and written-notice deadlines need to be clear at this stage.
The main payment schedule should then show how much is due at signing and what triggers each later instalment. For a villa already under construction, establish how completed milestones affect the amount payable when you join the project.
Review this schedule together with the dates for handover and lease transfer, particularly if you choose an extended payment plan.
Plan beyond the day you receive the keys
For an unfinished villa, agree the final specification and how changes, delays and defects will be handled. Arrange an inspection before acceptance and make sure outstanding work is recorded with a correction date.
Review the building approvals alongside the handover programme. PBG concerns building approval; SLF confirms the building's fitness for its approved function before use. A rental business may also require separate operating approvals. Your advisers should establish when your proposed occupation or rental can begin.
Keep each decision in view
| Before you | Have a clear answer on |
|---|---|
| Reserve a villa | Deposit recipient, holding period, review deadlines and refund conditions |
| Sign the main agreements | Rights, price, specification and the findings of your advisers |
| Pay a construction instalment | Amount, defined milestone and evidence for the work claimed |
| Accept handover | Inspection results, remaining defects, documents and warranty terms |
| Move in or welcome guests | The approvals and operating arrangements required for that use |
If renting is part of your plan, include the likely operating costs, management scope and periods when the home will be for your own use. Ask how any income estimate was prepared and test the assumptions before relying on it.
Start with the villa that suits you
Four Palms offers four furnished two-bedroom homes with private pools and leasehold until August 2058. Nabilla or Asri can help you compare the plans, discuss payment options and arrange a visit.
The draft project documents describe the following purchase sequence. Request the current version for your chosen villa before making a commitment.
Reservation and document review
The proposed process starts with a reservation MOU and holding deposit. It then provides for the land documents, plans, villa specification and draft purchase agreements to be supplied for review. Confirm the document-delivery dates and the review and refund deadlines before paying.
Agreements and staged payments
The main agreements set out the construction scope, purchase price, payment schedule and responsibilities. The schedule needs to reflect the villa's stage of construction when you buy. Villas 1 and 2 also offer a separate three-year payment option.
Handover and lease transfer
The draft MOU places the notarised lease transfer after construction is complete and the price has been paid in full. Ask the team and your adviser to explain how inspection, the final payment and transfer fit together under your selected plan.
The project plans its SLF application after construction. Include that process and the intended-use date in your review of the handover timetable.
